Available Units at Watershed
Watershed Cohousing is nearly ready for occupancy! Move-in is targeted to be early October, 2022. There are currently two units available.

Energy Efficient Design
All units are designed to be extremely energy efficient, with air-source heat pumps for heat and air conditioning, energy exchange ventilation systems, LED lighting throughout, Energy Star appliances, thick insulation with excellent sound isolation, solar gain design and filtered grey water for toilet flushing. Spacious
Units are approximately 1000 square feet and feature a large master bedroom, den (easily large enough to be a guest room), spacious living room/dining area, large shared balcony, four-piece bathroom, fully equipped kitchen with lots of cupboard space, dishwasher, under-cabinet counter lighting. All units have north and south-facing windows.

Access to Common Space
Watershed Cohousing has several common space areas available to residents: a large yoga/meditation/
gathering space, rooms for art and music, general storage, secure bike storage area, as well as parking for nine vehicles, including EV charging stations.

As shown in the image at the top of this page, Unit 3 is on the second floor of the new build, on the right. The unit is approximately 1000 sq. ft. and comes equipped with all appliances including fridge, stove, dishwasher, stacked washer and dryer. Heating and air conditioning is provided by a cold-climate air-source heat pump. Units are highly insulated and use energy exchange ventilation, so heating costs are very low. Bathroom includes shower, tub and large vanity. All Watershed units feature lots of natural light and flow-through ventilation with windows on both the south and north sides. Off-street parking (including EV charging stations, which will be installed later) is included. All units have a large bedroom and den with window (large enough to be a guest bedroom.)
Watershed units are selling for $700,000. All residents are required to rent their unit for a period of one year while the community acquires condominium status, after which the units can be purchased. To reserve the unit, we require a minimum down payment of 10% of the purchase price of the unit. We're willing to discuss rent-to-own options.

As shown in the image at the top of this page, Unit 4 is on the third floor of the new build on the left. The unit is approximately 1000 sq. ft. and comes equipped with all appliances including fridge, induction stove, dishwasher, stacked washer and dryer. Heating and air conditioning is provided by a cold-climate air-source heat pump. Units are highly insulated and use energy exchange ventilation, so heating costs are very low. Bathroom includes shower, tub and large vanity. All Watershed units feature lots of natural light and flow-through ventilation with windows on both the south and north sides. Unit 4 is owned by Watershed Cohousing stakeholders who do not plan to move in immediately. This unit will be rented for a minimum of two years, and a maximum of five. Rent is $2400/month plus utilities (hydro and internet.) As stated above, electricity costs are likely to be quite low.
